Terms & Conditions

Deposit £100 per week payable on booking and the balance payable 6 weeks before commencement of your holiday.

ACCESS

You will be able to access the cottage from 3pm onwards on the day of arrival and vacate the cottage no later than 10am on the day of your departure.  Should you need any flexibility on these times, please contact me and we will do our best to accommodate.

Smoking is not permitted inside the property.   

There is a House Book in each cottage and all details are in here relevant to the cottage.

ACCEPTANCE AND RESPONSIBILITY

Confirmation and payment of deposit for the booking, constitutes complete acceptance of these Terms and Conditions

Privately owned property owners reserve right of admission.

Guests who cause a disturbance of any kind or who are found to be in breech of any Terms & Conditions outlined in this document can be required to vacate a property or prohibited from accessing or entering a property at any time. Should this occur, any outstanding accommodation paid will be forfeited.  

CANCELLATION OR VARIATION / CHANGE OF DATES

Dates reserved are held exclusively for the relevant guest – the deposit is non-refundable.   The balance is payable 6 weeks before your holiday.  Any refund/change of dates will be considered, subject to availability

UNAVAILABILITY

If the property becomes unavailable for your occupancy due to unforeseen circumstances eg: fire, storm, damage; change of ownership; etc, we will inform you immediately – all payments will be refunded in full.

Management reserves the right to refuse or cancel a confirmed reservation with 14 days notice prior to arrival – a full refund of all monies paid applies to cancellations made by Management.

GUEST’S VISITORS

Guests are welcome to have a reasonable number of friends or family visit them within the confines of the hired property, during the day or evenings.

Guests visitors, who are not included in their reservation, are not allowed to sleep over at the any of the properties. 

LINEN AND TOWELS

All bedding, towels are all provided

PETS 

Our properties welcome the family pet dogs  to accompany our guests during their visit.  Hollybank Cottage and Hollybank House are allowed 4 dogs and Holly Cottage are allowed 2 dogs.  Dogs are charged at £15 per pet per stay.

 

Any damage done by pets while staying the property must be paid for by the dog’s owner (replacement cost) This includes damage to the garden.

Owners must pick up after their pets before departure and put rubbish in wheelie bin.

Dogs are not allowed on furniture so if you think your pet will jump on furniture please bring a sheet/blanket to cover furniture.   Please completely dry wet dogs before entering any accommodation.

Owners of dogs that shed hair are requested to use the vacuum provided to remove any pet hair from the floors. We do this when we take our pets on holidays too, so hope you find this a reasonable request.

If you have a dog that barks a lot please do not leave him or her alone for extended periods when you go out. Our neighbours do not appreciate noise disturbance and are likely to notify us if this happens.

We do understand that dogs do bark occasionally and that is fine and acceptable, but not if the barking is constant for any length of time.

YOUR OTHER RESPONSIBILITIES

You must comply with all applicable House Rules and all instructions from management concerning occupancy.

You are responsible for damage, breakages, theft, and loss at the property during your stay.

Only the guests nominated and agreed in the booking, may stay in the property overnight and may not exceed the maximum number of guests allowed at each property.

Before Departure, all rubbish is to be put in appropriate council rubbish bins provided, crockery washed and packed away.

Guests are required to leave the property in a tidy condition on departure

Extra cleaning charges may be incurred for the cleaning of dirty dishes or wash trough. Should the property require a double clean, an additional fee will apply and you will be contacted in regard to cost.

All furniture and furnishings must be left in the position they were in, when you arrived.

The property should be vacated on time and follow the instructions for where the keys should be left.

You are responsible for the safekeeping and replacement of lost accommodation keys or remotes. A fee will apply if management is required if  news keys are needed.

PROBLEMS AND COMPLAINTS

In the case of any problems or complaint, you must inform management at the earliest opportunity during business hours (or text after hours) so that management has the chance to rectify the situation as quickly and efficiently as possible.

You must notify us of any apparent maintenance issues found upon arrival, that will affect your stay, on day of arrival. These issues will be addressed as soon as humanly possible.

Liability and Insurance / Assurances

All Guests & Visitors are recommended to arrange their own travel insurance, including medical cover as required. The owners can accept no responsibility for accidents. The owners of the Properties will not accept any liability for any loss, injury or damage of any nature however sustained to or by any person in the course of their occupation of the property and the land belonging adjacent thereto as a result of the occupation of that property or any activity carried out in the course of such occupation however sustained, such activity and occupation are carried out at the individual’s own risk.
